Description: The Applicant Is Requesting the Following Changes to The Artisan Lakes GDP With This Petition:
1. Change the Minimums and Maximums Square Footages for Approved Uses in Phase 1 Using the Rates In The Land Use Equivalency Matrix With No Net Increase To The Project Trip Generation, Specifically:
A. Approved Mini Warehouse Entitlements Will Be Increased To 150,000 Sf
B. Approved Hotel Entitlements Will Be Increased To 350 Rooms
C. Approved Retail Entitlements Will Be Decreased To 165,500 Sf
Based on The Approved Luem, The Increases for Mini Warehouse and Hotel Entitlements Would Require A Reduction of Retail Entitlements By 6,965Sf and 43,750Sf Respectively. However, A Total Reduction Of 119,500 Sf Is Being Proposed to Ensure No Net Trip Generation.
2. Add Development Standards for Mini Warehouse to The Table of Minimum Lot Size, Setbacks and Heights on The GDP As Follows:
